Renda: dividend simulator
A simulator that projects monthly income from real estate funds (FIIs), with a portfolio tracker backed by PostgreSQL.

Renda projects how contributions and reinvested dividends grow into monthly income. You set the starting point, monthly and one-off contributions, the dividend yield and an income goal, and it simulates every month using whole shares and cash left over. It also tracks a real portfolio: positions, average price, market value and unrealized result, with next-month dividends estimated from current shares and the latest dividend. Quotes and dividends come from Yahoo Finance through the server, with caching and visible fallbacks when data is missing. The portfolio can be imported from and exported to XLSX. How it is built: React with Tailwind CSS and shadcn/ui, an Express API, PostgreSQL, and Docker Compose. Calculation, dividend and API logic are covered by automated tests, plus a Playwright UI test that uses fictional data. The interface is in Portuguese. This project runs locally only and is not deployed. The screenshot uses a sample scenario, not a real portfolio.
